HWY 160 West
Aspen Springs
Located eight miles west of Pagosa Springs, this older subdivision is large and has various sized properties. The area is wooded on rolling hills with open parks for a variety of choices. A small business district is slowly growing along the highway.

HWY 160 East
San Juan River Resort
Located East of Town, this subdivision offers both mountain and river front properties averaging one half acre in size. One of the few areas for reasonably priced river front property. All major utilities available.

HWY 84 South
Loma Linda
Just 6 miles South of Town, this subdivision offers three to five acre parcels with both meadow and wooded areas on gently rolling hills bordering National Forest. Most major utilities including central water from Pagosa Area Water.

Holiday Acres
Just 3 miles South of Town, this pretty subdivision offers secluded wooded and meadow areas with central water from PAWS and most major utilities. Parcels average three acres in size on gentle hilly terrain.

Lower Blanco River Area
South of Town about 10 miles, these subdivisions offer small acreage parcels on or near the Rio Blanco River and close to the National Forest. Not many utilities. Rustic setting.

San Juan River Estates, Trujillo Road
Located about 17 miles South of Town on Trujillo road, parcels range in size from one-third acre to seventeen. Area has pretty views of San Juan River & some river front property. Longer growing season. Utilities include electric & telephone.

Mill Creek Road – High West
This rustic subdivision is near the end of Mill Creek Road which intersects Hwy 160 just south of Town. Parcels average one acre in size and are located in a very pretty high mountain area. Subdivision borders the National Forest with few utilities.

Teyuaken – Piedra Road
Located about 8 miles north on the East side of Piedra Road, this subdivision is made up of predominately three 3 acre size parcels. Area has its own central water system from community well. Wooded rolling hills, open meadows, and big views characterize this area.


Pagosa Lakes Subdivision

Pagosa Lakes began life as Eaton Subdivision years ago and then became a Fairfield Subdivision. The people living there wanted their own designation and name and voted to become Pagosa Lakes. Attempts were made to form a town from the area but failed to gain enough support for that move.

Pagosa Lakes East is made up of 3 subdivisions. Pagosa in the Pines, Pagosa in the Pines 2, and Lake Pagosa Park. They are located on the eastern edge of the Pagosa Lakes Resort Area, north of Hwy 160 and west of Piedra Road. These are some of the oldest subdivisions in Pagosa Lakes. Each of these subdivisions has its own unique characteristics, but most offer paved streets, underground utilities and close proximity to the area amenities. Most properties are about a quarter acre in size. Many are zoned single family, but some multifamily properties are available.

Pagosa in the Pines, Unit 1 surrounds the original 18 hole Golf Course and is characterized by gently rolling terrain and Ponderosa Pines. If you are a golfer you will love this area close to the Club House. Most properties have lake, fairway or mountain views.

Pagosa in the Pines, Unit 2 is north of the original 18 hole golf course and borders the east side of the Meadows 9 holes. This subdivision offers more of a vacation cabin and small home atmosphere and is characterized by rolling hills and open meadows.

Lake Pagosa Park surrounds Lake Pagosa, a great fishing lake. Here you will find lake front as well as wooded and hillside parcels. The terrain is hilly on the northern side of the lake; therefore most of the views are toward the southwest and the lake. Some mountain views are available from the southwestern side.

Pagosa Lakes Central is made up of 5 subdivisions, Lakewood Village, Lakeview Estates, Mallard Point, North Village Lake, and The Ranch Community. They are located in the central area of the Pagosa Lakes Resort Area, north of Hwy 160. These areas have been more recently developed during the 1990s. Each of these subdivisions varies from the others offering many different lifestyles. Some offer paved streets, others are gravel. Most properties are about a quarter acre in size, but those in The Ranch Community are in excess of one acre. Most are zoned single family, but some multifamily properties are available. All offer underground utilities and close proximity to the area amenities and shopping facilities.

Lakewood Village is a nicely wooded area on the southern boundary of this area and west of North Pagosa Blvd., very close to the Pagosa Country Center. Privacy and seclusion are available here.

Lakeview Estates is on the east side of North Pagosa Blvd., and is more open with few trees, but offers panoramic mountain views. Mallard Point has paved streets and borders Village Lake offering mountain and lake views.

North Village Lake is located on the north side of Village Lake. Lake front parcels, open meadows, mountain and lake views are available in this subdivision.

The Ranch Community offers large one acre plus size parcels surrounding a "common area" of over 150 acres. Choose this area for plenty of room, privacy, and spectacular panoramic views of the San Juan Mountains and Village Lake.

Pagosa Lakes Northwest is made up of three sections, Pagosa Eaton Estates, Lake Forest Estates, and Lake Village. They are located to the north and west of  Pagosa Lakes Central, on the west side of North Pagosa Blvd. These subdivisions have unique characteristics from each other as well as the other Pagosa Lakes area subdivisions. All however, offer underground utilities, close to area amenities and shopping facilities, and are for single family residences. Parcels range in size from quarter acre parcels to over two acres.

Eaton Pagosa Estates is a newer development. Parcels range in size from about one half acre up to two plus acres, but most are pretty close to one acre in size. Paved streets, lake access, lake front parcels and mountain views characterize this upscale subdivision. It has its own association dues.

Lake Forest Estates borders the, north side of Lake Forest and the San Juan National Forest on the west. Most properties are one quarter to one third acre in size. This area contains both wooded and meadow areas with some mountain and lake views. Twin Creek Village offers rolling hills, canyons, deep woods, and open hill sides. Parcels are mostly close to one third acre in size. For privacy and seclusion, take a look at this popular area.

Pagosa Lakes North is made up of 2 subdivisions, Lake Hatcher Park and Pagosa Highland Estates. They are located at the northern boundary of the Pagosa Lakes Area, on the west side of Piedra Road. Both offer underground utilities. Most properties are zoned for single family residences, but there are some commercial and multifamily zoned parcels. Residential parcels average about one quarter acre in size. North Pagosa Blvd. runs between the two subdivisions just before it intersects Piedra Road. This area is about 5 miles from Hwy 160 and has become very popular.

Lake Hatcher Park is located on the western border of Lake Hatcher, a great fishing lake. This area is characterized by open park like meadows, along with a few scattered Ponderosa Pines and panoramic views of the San JuanMountains and lake. The National Forest is close by. Pagosa Highland Estates is bordered by the National Forest on the north and west. Rolling hills, woods, and meadows characterize this area. Views vary depending on where you are, but generally great mountain and lake views are available.

Pagosa Lakes Area - Small Acreage is made up of several subdivisions in the greater Pagosa Lakes area. Not all are members of the Pagosa Lakes Property Association, but may have their own associations and dues. These small acreage areas generally have central water, but need to be serviced by individual waste treatment systems. Roads range from paved to gravel. Electric & telephone service is available to most areas and mayor may not be underground. These parcels range from 3 acres up to 20, but average 3 to 5 acres. Terrain varies from flat to hilly and even rugged; from wooded to open meadows; some secluded.

Pagosa Meadows Units 1 through 4 are located south of Hwy 160. South Pagosa Blvd. and Meadows Drive are the main access roads. This area is made up of mostly 5 acre parcels in a terrain that ranges form rugged to flat meadows. PLPOA membership is optional in Unit 1.

Pagosa Alpha Section is actually the very first subdivision to be developed in the late 1960s of what is now called Pagosa Lakes. PLPOA membership is optional. Area is made up of parcels ranging in size from 2.5 to 20 acres, but average 5 to 10. Eastern part tends to be very rocky.

Timber Ridge is a new area and is not part of the PLPOA, but has it own property owners association. Located east of the Meadows & south of
Pagosa Alpha. Paved streets, central water and sewer, and underground utilities make this area stand out. Terrain ranges from flat to rugged, and open to wooded.

Martinez Mountain Estates, Units 1 & 2 are located to the north just south of Lake Hatcher. Properties are 3 plus acres in gently hilly terrain. Elevation is higher than Pagosa Meadows area. Ponderosa Pines predominate. Borders National Forest.

Piedra Estates is located north of Hwy 160 and east of Piedra Road is not part of Pagosa Lakes, but has its own association. Characterized by hilly terrain with lot of pines and oak brush, central water, and is close in.
